Yorkshire Build Consultancy recognises and understands the complexities of building design and construction. YBC offers advice before, during or after building work to achieve the completion of your project or resolve any problems more efficiently . PLEASE DON'T ASSUME THE WORK HAS TO BE LARGE. Whatever your planned project is - from repairs to a roof, to an eco-build new home, YBC can give independent advice. If you are an OAP, or know a homeowner who is, YBC can assess whether repairs actually need doing. Ask YBC before employing a builder. Typical costs can be viewed here |

YBC was set up by Roger Saxton to give domestic clients somewhere independent to seek advice. Whether work is only just being considered, whether it has been started or whether it has been completed, but left in an unacceptable state, it can be be a stressful situation not knowing which way to turn. Cheap television documentaries give the impression that all builders are rogue ones, which is simply untrue, but if it is only the builder who is giving you advice, who do you trust and who do you believe? For extensions and modifications to existing houses everything is unique to some degree. There is no kit with an instruction booklet on how to assemble. This means that you are relying on the craftsmanship and professionalism of the builders you are employing and inviting in to your home. And their ability to understand the design done by people who do not know the full abilities of the builders. The production line has no robots. The majority of builders take pride in their work and want their clients to be satisfied with the end product. (If you're a builder, designer or other service provider to the industry, please read the notes here.) But that doesn't mean to say they are working at optimum efficiency. When everything is flexible, only detail planning can provide the structure to allow efficient working. Efficiency means less time and less mistakes. Time and mistakes = money. Money spent here is wasted. Either you'll pay as the client or the builder will pay through a reduction in profit margin, possibly resulting in a lesser service. (He wants to get on to the next job.) Fail to plan and you plan to fail!

The FREE DOWNLOAD GUIDES available from this website are intended to highlight those issues that can become problems if not properly considered and managed. They are called the It's Not Lego Guides, because building work is definitely NOT as simple as Lego! Consider this is simple analogy of the pitfalls that can occur: A blind man knows nothing about the minefield he is approaching and through fantastic luck may never realise that he has just crossed one. Most people, who want some work undertaking to their home, know they have to cross a field full of mines, but hope they can spot them before stepping on one. They hope their builder will be another pair of eyes. And a good builder should be. A bad one though may be actually laying mines that will only explode long after he's gone. These free guides are designed to help you spot the mines and walk a safe path across the field. Why are they free? When discussing building work with people not involved in the building industry, even with people who have had major building work undertaken to their homes, it is clear how much is not known of where problems can occur and how little control they have over the project should things start to go wrong. There are many people who have employed a really good, competent builder and feel very confident, but was it just luck? Probably. In the commercial building industry it is accepted by all that a client needs advice to help a project start well, progress to an agreed programme and budget and resolve issues that may be left when all is complete. For some, the free guides may simply help them get a better result through increased awareness and that is great. However, the guides also help to show how an independent and experienced third party can sometimes be a real advantage. So they are free, because they help promote YBC.

Please note that YBC is not a design service and therefore does not require Professional Indemnity Insurance. YBC acts on behalf of the house owner by challenging the builders and designers to give you the service you expect. Advice or guidance will be supplied from the qualifications, knowledge and experience I have acquired over two decades of managing building work. YBC is not a financial guarantor for the builder's work. (For information on how to protect yourself from expenditure due to defective work, please read the FREE Guide to Project Management) YBC aims is to offer a positive input to a complex process based on honesty within an industry perceived by many as having little. To undertake building work you must follow a procedure that may require you to employ architects and structural engineers, etc and Yorkshire Build Consultancy is not a replacement to those professionals. The service offered is a guide to that procedure and to give advice on how to resolve problems with time and cost efficiency. Geographical areas normally covered: Yorkshire, the Yorkshire Dales and East Lancashire. But please email to check if further a field. Roger Saxton Read customers testimonials here.
